These Terms of Service ("Terms") govern your use of the website at https://www.brooklynroofpros.com and any roofing services provided by Brooklyn Roof Pros ("Company", "we", "us", or "our"), located at 123 Atlantic Ave, Brooklyn, NY 11201. By using our website or engaging our services, you agree to be bound by these Terms. Please read them carefully.
1. Acceptance of Terms
By accessing our website, submitting an estimate request, or entering into a service agreement with Brooklyn Roof Pros, you confirm that you are at least 18 years of age, have the legal authority to enter into a binding agreement, and agree to these Terms. If you are acting on behalf of a property owner, HOA, or business entity, you represent that you have authority to bind that entity.
We reserve the right to modify these Terms at any time. Changes become effective upon posting to this page. Continued use of our website or services after changes are posted constitutes acceptance of the updated Terms.
2. Services Provided
Brooklyn Roof Pros provides residential and commercial roofing services in Brooklyn, New York, including but not limited to:
- Roof repair and emergency leak response
- Full roof replacement (flat, shingle, metal, and other systems)
- Flat roof installation (TPO, EPDM, modified bitumen)
- Roof inspections and written condition reports
- Storm damage assessment and insurance claim documentation
- Gutter installation and repair
All services are subject to a separate written proposal or service agreement. These Terms apply in addition to any terms specified in your written proposal. In the event of a conflict, the written proposal governs for the specific scope of that project.
3. Estimates and Proposals
Free Estimates
We provide free on-site estimates with no obligation. An estimate is not a binding contract. Work commences only after you have reviewed, signed, and returned our written proposal, and we have collected any required deposit.
Scope Changes
If conditions discovered during the project differ materially from what was visible at the time of the estimate (e.g., hidden structural damage, additional layers of roofing material, rotted decking), we will notify you in writing before proceeding with additional work. You have the right to approve or reject any change in scope and associated cost.
Proposal Validity
Written proposals are valid for 30 days from the date issued, unless otherwise noted. Material prices and labor availability can change; proposals accepted after 30 days are subject to re-pricing.
4. Payment Terms
Deposit
Most projects require a deposit before work begins, typically ranging from 30% to 50% of the total project cost as specified in your written proposal. The deposit covers materials procurement and scheduling.
Progress and Final Payments
Payment milestones are specified in each project proposal. Final payment is due upon substantial completion of work and final walkthrough. "Substantial completion" means the roof is fully installed and functional, even if minor punch-list items remain pending.
Late Payments
Invoices not paid within 30 days of the due date may be subject to a late fee of 1.5% per month on the outstanding balance. We reserve the right to suspend warranty obligations or withhold documentation (including manufacturer warranty registration) until accounts are brought current.
Returned Payments
Returned checks or failed electronic payments will incur a $35 returned payment fee. We reserve the right to require certified funds or money order for all future payments from customers with a history of returned payments.
5. Warranties
Workmanship Warranty
Brooklyn Roof Pros provides a 10-year workmanship warranty on all full roof installations. This warranty covers defects in our installation work — meaning leaks or failures that result from how the roof was installed, not from material defects, storm damage, third-party modifications, or normal wear.
Manufacturer Material Warranty
Roofing materials (membranes, shingles, metal panels) are covered by separate manufacturer warranties, which vary by product. We register manufacturer warranties on your behalf upon project completion and provide you with warranty documentation. Manufacturer warranty terms are independent of our workmanship warranty.
Warranty Exclusions
Neither our workmanship warranty nor manufacturer warranties cover:
- Damage caused by severe weather events (hail, hurricane-force winds, ice dams)
- Damage resulting from foot traffic, rooftop equipment installation, or modifications made by third parties after our work is complete
- Pre-existing structural defects not disclosed at the time of estimate
- Normal deterioration and wear over time beyond the warranty period
- Damage caused by failure to maintain the roof (clogged drains, debris accumulation)
Warranty Claims
To make a warranty claim, contact us in writing at info@brooklynroofpros.com or by phone at (718) 555-0190. We will schedule an inspection within 10 business days of receiving a warranty claim. Warranty work, if covered, will be performed at no charge.
6. Permits and Compliance
Brooklyn Roof Pros is licensed by the New York City Department of Buildings and maintains all required contractor licenses and insurance. Where a project requires a NYC DOB permit, we will obtain the permit as part of our scope of work (permit fees are typically included in project pricing unless otherwise noted).
For properties located in NYC Landmark Preservation Commission (LPC) designated districts or Individual Landmark buildings, additional approvals may be required before work begins. We will identify and communicate any LPC requirements during the estimate process. Customer is responsible for providing accurate information about landmark status of their property.
7. Customer Responsibilities
To enable us to complete work safely and on schedule, you agree to:
- Provide safe and unobstructed access to the property and roof on agreed work dates
- Disclose any known structural defects, hazardous materials (including asbestos in older buildings), or special conditions affecting the roof or building
- Notify any tenants, HOA members, or building occupants of scheduled work as required
- Keep the work area free of personal property that could be damaged during roofing operations
- Make payments according to the agreed schedule
Delays or additional costs caused by customer's failure to meet these responsibilities may be added to the project cost.
8. Limitation of Liability
To the maximum extent permitted by applicable law, Brooklyn Roof Pros' total liability to you for any claim arising from or related to our services shall not exceed the amount you paid us for the specific project giving rise to the claim.
We are not liable for:
- Indirect, incidental, consequential, or punitive damages (including lost income, damage to business operations, or loss of use of the property)
- Damage to property that was pre-existing or not caused by our work
- Delays caused by weather, material shortages, permitting delays, or other circumstances beyond our reasonable control
Nothing in these Terms limits our liability for personal injury, death, or fraud caused by our negligence.
9. Cancellation and Scheduling
You may cancel a signed proposal before material orders are placed without penalty. Once materials have been ordered for your project, cancellation may result in forfeiture of the deposit to cover material costs already incurred.
We schedule projects in the order deposits are received and based on crew availability. We will provide estimated start dates but cannot guarantee exact start dates due to weather and project sequencing. We will communicate any schedule changes as promptly as possible.
10. Dispute Resolution
We take customer satisfaction seriously and will work in good faith to resolve any dispute before escalating to formal proceedings.
Informal Resolution

Governing Law
These Terms are governed by the laws of the State of New York. Any disputes that cannot be resolved informally shall be subject to the exclusive jurisdiction of the courts of Kings County (Brooklyn), New York.
11. Website Use
Your use of our website is subject to the following conditions:
- You may not use our website for any unlawful purpose or in violation of these Terms.
- You may not attempt to gain unauthorized access to any part of our website or its underlying systems.
- You may not reproduce, duplicate, or copy content from our website for commercial purposes without our express written permission.
- We reserve the right to terminate access to our website for any user who violates these Terms.
Our website is provided "as is." We make no warranties about the accuracy or completeness of content on our website and are not liable for any errors or omissions.
